ABA is developing a young and enthusiastic practise with an emphasis on high quality, commercially viable design, accompanied by strict cost control.

We firmly believe that good design need not be prohibitively expensive, and that the best results are not achieved by free spending, but by a consultant’s fair and expert management. We are always pleased to be given the opportunity to discuss new projects and show prospective clients work already completed. 

Interiors

Interior design is a unique discipline involving both the creative arts and architecture. As well as the ability to solve problems creatively, current legislation and regulation has to be implemented, the role of other consultants in the process of creating places needs to be understood, and good business practice put in place. The principles of environmental sustainability are also an increasingly important part of the interior designer's remit. Interior design is a career where every experience informs the process of problem solving and enhancing interior spaces.

Building Design

All building projects require the services of a technician building designer, typically a licensed architect or structural engineer. Smaller, less complicated projects often do not require a technician licensed professional, and the design of such projects is often undertaken by building designers, draftspersons, interior designers (for interior fit-outs or renovations), or contractors. Larger, more complex building projects require the services of many professionals trained in specialist disciplines, usually coordinated by an architect.

Design Consultancy

All good architecture and design is based on the current approach to design.
The fundamental necessity is to obtain all the relevant information about the needs of the client and the information available about the proposed site or sites and restrictions, this may include many aspects from physical nature of the site and the influences from the environment. Architecture is something alive and will never stop to evolve. Our practice believes in flair in design pertained by how people it may impact on the immediate environment. A balanced approach to the design so that it is cost effective and suitable for the purpose within the clients budget. 

Project Managment and Cost Control
Architects and Survey

Building surveyors provide professional advice on property and construction, which spans across residential, commercial, industrial, leisure and agriculture projects. They work on the design and development of new buildings as well as the restoration and maintenance of existing ones.

This is a very wide field and may include advising on various aspects of buildings at different stages. The nature of the work may range from the design of large, multimillion-pound structures to modest adaptations and repairs, and sometimes includes working with buildings of architectural or historic importance. Building surveyors often work on preventative measures to keep buildings in good condition and look for ways to make buildings sustainable.

 

Building surveyors work in many areas of property and construction so the work is diverse and rarely routine. Tasks often involve:

 

  • Ensuring projects are completed on budget and to schedule

  • Advising clients on schemes and projects and determining requirements

  • Preparing scheme designs with costings, programmes for completion of projects and specification of works

  • Organising documents for tender and advising on appointing contractors, designers and procurement routes

  • Determining the condition of existing buildings, identifying and analysing defects, including proposals for repair

  • Advising on energy efficiency, environmental impact and sustainable construction

  • Instructing on the preservation/conservation of historic buildings

  • Advising on the management and supervision of maintenance of buildings

  • Dealing with planning applications and advising on property legislation and building regulations

  • Assessing and designing buildings to meet the needs of people with disabilities

  • Instructing on construction design and management regulations

  • Negotiating dilapidations (when there is a legal liability for a property's state of disrepair)

  • Carrying out feasibility studies

  • Advising on the health and safety aspects of buildings

  • Advising on boundary and rights of light disputes and party wall procedures.

  • Preparing insurance assessments and claims.

Structural Design and Engineering 

From site preparation to building completion, architectural project managers oversee elements of the design and construction processes. Part of this preparation includes developing, organizing and reviewing building plans, as well as preparing construction contracts for general contractors. Architectural project managers also can take part in interviewing and hiring contractors for proposed projects. As they consult with clients, these professionals generally include a cost estimate based on equipment, materials and labor requirements. Architectural project managers must ensure that construction projects meet environmental, safety, structural, zoning and aesthetic standards. They determine and schedule different stages of the building process according to client needs. During construction site visits, they monitor progress and ascertain whether phases of the construction process are in compliance with building plans and project deadlines. After building completion, project managers may provide additional services for expansion and relocation projects.

 

We work closely with structural engineers as every structure has to deal with the conditions in which it is built. Structural engineers battle gravity, wind, snow and rain everyday to provide the world with outstanding structures. 

 

  • As architects we work closely with clients, contractors and other professionals assosiates on construction plans

  • Developing design ideas, using computer aided design (CAD)

  • Investigating the properties of materials like glass, steel and concrete, and advising on which may be most suitable for the job

  • With our engineers we work out the loads and stresses on different parts of a structure like the foundations, beams, arches and walls

  • Using computer simulations to predict how structures will react under different conditions, for example high winds or earth tremors

  • Inspecting unsafe buildings and recommending options for repairs or demolition

  • Making sure projects meet legal guidelines, environmental directives, and health and safety requirements

  • Preparing bids for tenders

  • Supervising project teams and giving progress reports to clients and senior managers
